In December 2024, the Middlebury Redevelopment Commission announced that it would be accepting offers from developers to purchase and redevelop the land located at 109 Grand Street, a vacant lot just north of the Hilltop Restaurant along the Pumpkinvine Nature Trail. When a government body sells land, it must set a minimum offering price based on the average of two appraisals. For this parcel of land, the minimum offering price was established at $188,500. Proposals from developers were due by February 27, 2025, but none were submitted.
Since no proposals were received, the Commission decided to reissue the request for proposals (RFP) with a lower offering price and new stipulations for the selection criteria. The revised RFP was released in late March 2025, with the new proposal deadline set for May 22, 2025.
The Commission received four proposals and scheduled interviews with each of the developers during an Executive Session held on June 11, 2025. Each member of the Commission ranked the developers in six different categories, and the developer with the highest overall score would be selected to begin negotiations for the property. Schrock Homes/BFB Partner Group emerged as the highest-ranked developer, and the Redevelopment Commission plans to move forward with negotiations.
Following successful negotiations and the purchase of the property, Schrock Homes/ BFB Partner Group intends to construct single-family, two-story, owner-occupied townhomes on the site. Each developer submitted renderings of their proposed developments, including one from Schrock Homes/BFB Partner Group. We are excited about this proposed development in Middlebury.
